Job Description: Modern Construction Services – Project Manager – Commercial Construction

Opportunities for Advancement in Our Growing Company!

Modern Construction Services is actively searching for a construction project manager capable of managing the construction process to ensure on time and on budget completions. Ideal candidate will have excellent multitasking skills, be detail oriented with experience leading commercial construction projects through entire lifecycle.

Responsibilities:
  • Overall management and administration of multiple commercial construction projects
  • Develop and communicate project schedules, provide daily/weekly updates
  • Project supervision and subcontractor management
  • Ensure proper safety protocols are followed, manage change orders
  • Lead construction meetings, provide minutes and issue resolutions through project closeout and documentation
  • Update project budgets, reports and schedule modifications
  • Manage project resources to meet deadlines
  • Progress tracking against project goals and budgets with action plans to achieve positive results
  • Manage submittals, permitting, materials and vendor requirements to ensure on time completion
  • Collaborate with superintendents, owners, architects, engineers, MCS resources and management
Qualifications:
  • Minimum of 3 years commercial construction project management experience including ground up construction and renovations
  • Leadership and management skills
  • Experience managing project cycle including buyouts, budgets and schedules
  • Excellent communication skills
  • Ability to plan, organize and manage vendors, direct labor and subcontractors
  • Interpret construction drawings and specifications
  • Bachelor’s degree preferred, not required DOE
  • Positive, collaborative attitude
  • Ability to pass MCS pre-screening employment policies
  • Proficient with basic computer systems and software, email, Procore, spreadsheets and scheduling software

Job Description: Modern Construction Services – Vendor Service Representative, Facility Maintenance

Opportunities for Advancement in Our Growing Company!
Essential Functions:
  • Find and solicit prospective Facilities Maintenance vendors, subcontractors, and suppliers through online research, sourcing, emails, network connecting, and communication through outbound telephone calls.
  • Coordinating with Facilities Management, prioritize need for vendors in specific locales and specific clients.
  • Ask and ascertain a potential vendors’ MCS required qualifications for approval, which may include but not limited to licensing, business bio, availability, hours of operation, location, work-radius, labor rate, current level of insurance (COI), tax (W9) certification, credit terms, and requirements.
  • Process MCS New Vendor Applications, retrieve new vendor required documents, certifications, and contracts.
  • Submit New Vendor Qualification Packets to Finance for approval.
  • Enter new vendor accounts into the work order and vendor management system.
  • Build and maintain customer relationships with established vendors through regular calls and check-ups.
  • Maintain and update the vendor database, to ensure all certificates of insurance, W9 Taxpayer Identification, and related qualification documents, credit terms and conditions are current and satisfy MCS best practices.
  • Role requires daily interaction, communication, and coordination between multiple departments.
  • Use of mobile technology, including laptops, iPads, and smartphones to access time, job allocation, online database systems, and workforce management tools.
Skills Required:
  • A “customer service culture” where your communication and interaction uses a positive tone, forming connections, building comfortable and positive relationships with vendors.
  • Research various data sources, gather relevant information, plan, prioritize, and achieve goals.
  • Type and enter data into different online computer systems and databases.
  • Knowledge of MS Word, Excel, email, and calendar/scheduling systems (ie., MS Outlook).

Job Description: Modern Construction Services – Accounts Receivable Coordinator

Opportunities for Advancement in Our Growing Company!
Essential Functions:
  • Facilitate creating and sending invoices to clients, monitor outstanding receivables, and ensure client accounts are paid on time and in full.
  • Prepare, post, verify, and record customer payments and transactions.
  • Follow-up on past-due accounts and collections, identify delinquent accounts, and contact delinquent accountholders to request payment.
  • Research any open invoices or documents; assist to resolve any discrepancies as applicable.
  • Build and maintain customer and client relationships through regular calls and check-ups.
  • Maintain and update the customer and client database, to ensure all profile, related qualifications, credit terms and conditions are current and satisfy MCS best practices.
  • Role requires daily interaction, communication, and coordination between multiple departments.
  • Use of mobile technology, including laptops, iPads, and smartphones to access time, job allocation, online database systems, and workforce management tools.
Skills Required:
  • Daily use of MS Excel for report creation, uploading, and data handling.
  • Daily use of QuickBooks: accounts receivable, planning, and reporting.

Education and Skills:
  • Program certification in Accounting, Bookkeeping, or Business Administration; OR

Work Environment:

This role requires operating in a climate controlled, office environment. This role routinely uses standard office equipment (printers, copiers, filing cabinets) and ability to pick up and move up to 25lbs of supplies and equipment.
